From A30

• Follow signs into Exeter town centre, just over a mile
• at Exbridge roundabout (very large roundabout over river) go straight over 
  (middle lane)
  (not up the hill, but under the road, some 100m after the roundabout), 
• follow this road to the next major traffic lights, less than ½ mile
• at this junction take the right-hand lane,
  following the road round to the right over the lane going the other way,
  following the signs for Topsham, onto the Topsham road
• going along this road (½ mile) under a foot bridge
  (School for the deaf on the right) 
  & take the next road on your left; Matford Lane
• follow this to a 'T' junction & turn right into Wonford road 
• & then 2^nd left into Victoria Park Road
• we are the first property on the left.

From M5

• Take junction 30 of M5 (Granada Services) & follow directions for town centre & Dawlish (3rd turning off round-about under motorway). 
• Driving up the dual-carriageway take the 2nd left, signposted Dawlish & City Centre. 
• Follow along this road to the round-about taking the 3rd exit, next to the pub, signposted City Centre. 
• Drive along Topsham road for 1 mile, you will then pass the Army barracks on your right, immediately after them turn right into Barrack Road 
  (sign posted Royal Devon & Exeter Hospital & Exeter Football Club).
• At the first set of traffic lights turn left into Wonford road
• & then the first road right into Victoria Park Road. 
• We are the first property on the left in Victoria park road,
  about 100m up the road.
